Thank you for contacting Large Vision Property Management.  There are many property management companies to choose from here in Vegas and we appreciate you giving us the opportunity to tell you a little bit about our company.

Keith Thomsen, the Broker for LVPM, has been doing property management since 2004 and has managed hundreds of residential properties all over the valley.  He also owns a number of rental properties, in Vegas and a couple of other states, so he understands the concerns and issues that owners face.  Our staff is well trained and experienced!

All of our vendors have all the necessary State Contractors Board Licenses, State and city business licenses and are fully insured and bonded. We hold all of our vendors to a high standard of professionalism so owners know the work is done right the first time and at a fair price.

We have the latest software available to assist us in taking care of your property.  Besides keeping track of what is going on as far as repairs, rents and notifications it also allows the tenant to pay the rent online and for us to pay the owners on line.  This way the rents are received in a timelier manner and it eliminates most in-putting errors and owners get their money faster.  Owners are able to access their account with us 24/7 to keep up to date with what is going on.

Our advertising on vacant properties is web based – 93% of all tenants begin their search for a property on the internet – and extensive.  Besides the MLS we also advertise on Realtor.com, Trulia, Zillow, Yahoo, craigslist, home.commove.com, plus 300 other affiliated housing websites.  This gives your home the greatest possible exposure to potential tenants and gets it rented in the shortest amount of time possible.  We also take as many pictures as possible to show the features of the home and of any special amenities in the community.  The more pictures that are on the listing the more, and longer, people will look at the ad.  We also do a virtual tour to add to all the advertising.

Our application reviews are very thorough including, but not limited to, credit report, background report – criminal – eviction report, income verification and employment verification, and a written report back from the applicant’s current landlord.  Their income must be at least 3 times the rent amount.  Their credit score must be a minimum of 620.  There can be no evictions within the past 5 years.  They should be on their current job, or in the same profession, for at least 2 years.  Even though we look at the credit score, we realize many people have had foreclosures or short sales so we are looking for evictions, none payment of rent or owing money to a previous landlord, and no past amounts due to utilities or something dealing with the property.  Our goal is to find the most qualified applicant possible for your home.

We provide the owner a comprehensive market analysis showing what is on the market, in your community and immediate area, and what homes have recently rented for so you, the owner, can determine what price to place your home on the market for.   Homes that are priced right, and that are in good condition, will rent faster than those that are overpriced or not in good condition.  Homes that are in better shape attract a better tenant.  We also have a number of showing agents to make sure each potential tenant gets to see the home they are interested in quickly and professionally.

We walk the property, prior to listing it for rent, and make suggestions on items that may need attention in order for it to rent quickest and for the maximum amount possible.  Once a tenant is in place we do periodic inspections – every 6 months – during the tenancy providing the owner with a report, with pictures, of their home.  Our goal is to ensure the tenant is taking care of the home and we can address any repair issues, or other issues, that may need to be addressed.

We do not have any hidden fees here at Large Vision Property Management.  We charge a $400 leasing fee, and we recommend that the owner offer a $350 commission to the cooperating broker that brings us a qualified tenant that signs a one year lease, but the amount you wish to offer is up to you, and then a 8% monthly management fee.  Lease renewals are $50.  We do not charge an additional fee on top of the maintenance charges, nor vacancy fees, advertising fees, trip fees, or other unreasonable fees.
